Kirkland Urban

Kirkland, WACompleted September 2020PT Retrofit

Innovative post-tensioning retrofit project featuring our patented no-shoring system for multiple building modifications, including feature stairs and elevator additions across multiple stories.

Project Overview

Post Tensioning Solutions was contracted to perform extensive modifications to the post-tensioned structure at Kirkland Urban, including the creation of five stories of 20'-0" radius holes and an 8' x 8' skylight opening for a feature stair. The project also encompassed de-tensioning and relocating tendons for an elevator addition, along with three additional stair openings in the Central and North buildings.

Technical Approach

Our innovative approach centered on our patented no-shoring system, which allows for selective modifications without requiring full building shoring:

  • Implementation of patented no-shoring system for smaller openings
  • Strategic shoring placement for larger concrete removal portions
  • Precise de-tensioning and relocation of tendons
  • Coordinated approach for multiple building modifications

Challenges & Solutions

The project presented several complex challenges that required innovative solutions:

  • Managing multiple openings across different buildings while maintaining structural integrity
  • Coordinating various modifications including feature stairs, skylight, and elevator addition
  • Executing precise tendon de-tensioning and relocation procedures
  • Implementing selective shoring strategies based on opening sizes
